Bright, two-bedroom, apartment in a smoke-free, brick, triplex with hardwood floors, a laundry facility, and parking. This unit is on the "ground-floor" with floors about 3.5 feet below ground level and a ceiling about 3.5 feet above.
This triplex is located in the New Edinburgh-Lindenlea area close to shopping on Beechwood Avenue. Several buses (#1, #3, #5, and #7) stop nearby, and the By-Ward Market, the University of Ottawa, and Foreign Affairs are each about a twenty-minute walk. The Rockliffe and Lindenlea tennis courts are in the neighbourhood, and McKay Lake is within walking distance. The tenants in the building are quiet professionals.
The two bedrooms in this apartment are both about the same size (10.5’ x 11’). They are separated by a double wall which is 11' long with closets along its length. The apartment has a living/dining room (about 11’ x 19’), a three-piece bathroom, a galley kitchen (10’ x 6’), and three storage areas (including one for bicycles). It has hardwood floors in good condition, and the kitchen comes equipped with a frost-free refrigerator and a modern stove. The building is heated by hot-water radiators that can be adjusted by the tenant. The paint in the kitchen and bathroom is white and in the other three rooms a Mediterranean (or ochre-tint) off-white. All windows, which are new and easily cleaned from inside, come equipped with venetian blinds. The apartment also has a well-shaded, grassy yard (about 12’x 20’) that is exclusive to this unit and suitable for a barbecue. The outside dimensions of the building are about 25’ x 40. This apartment is clean, comfortable, and attractive, and the yard is a bonus feature.
The rent of $930 includes heat, hot water, and parking for one car. There is a laundry facility in the building, and it may be used on a time-sharing basis for a flat monthly fee of $17 per person. Hydro for the lights and stove (about $30 a month) is extra. This unit will be available on December 1 or January 1. One or two persons (without a dog) would be welcome.
